Closing Disclosure Checklist: What To Check Before Closing

Your lender must give you the Closing Disclosure at least three business days before closing (CFPB rules). It shows the final terms and costs of your loan. Use those three days to check it carefully.

Compare it with your Loan Estimate

Put them side by side. Check:

Then check the details

Know which changes restart the clock

Certain changes generally require a new Closing Disclosure and a new three-day waiting period: a change to the APR beyond a small tolerance, a change in loan product, or adding a prepayment penalty.

Ask questions

If a fee went up or something is new, ask your lender in writing. Some fees can't increase at all compared with the Loan Estimate; others can increase only within limits.

Before you wire money

Call your title or escrow company at a phone number you already know (not one in an email) to confirm wiring instructions. See wire fraud at closing.
